Expo City – A Sustainable Urban Development In The Trendy City Of Dubai

We at The Loft Bureau International Realty are always on the hunt  to find the newest, hottest, and trendiest properties worldwide for our clients. Recently, we were introduced to a new development in the world’s number one real estate market: Dubai – Expo City.

Before we start looking at the real estate opportunities connected to this project, let’s recall the highlights of the World Expo Dubai.

The World Expo 2022 in Dubai marked a major achievement for the city and heralded an historic moment for the UAE. Over 182 days, 24,102,967 visits to the exhibition were registered, more  than the organization committee previously forecasted for this event as this was the first World Expo to be held in the Middle East, North Africa, and South Asia (MEASA) region ever and the first event of its size and scale to be held since the start of the global pandemic.

Expo 2020 Dubai has been hailed as a huge success bringing together 192 countries and showing the world what can be achieved when humanity comes together overcoming a raft of challenges.

World Expo Masterplan

Some of our readers may have visited the exhibition. Those who did will remember the vast space which was dedicated by the government of Dubai as an event area. The main site of Expo 2020 Dubai was a 438-hectare area (1083 acres) located between the cities of Dubai and Abu Dhabi, near Dubai’s southern border with Abu Dhabi. The master plan, designed by the American firm HOK, was organized around a central plaza, entitled Al Wasl Plaza, enclosed by three large thematic districts.

Each one was dedicated to one of the sub-themes of Expo 2020 – Opportunity, Mobility and Sustainability.

Today, the area for the World Expo forms a key part of the Dubai 2040 Urban Master Plan as “Expo City”. As this Master Plan emphasizes the need for sustainable growth and greener communities that encourage pedestrians and cyclists, Expo City Dubai is based on the deep-rooted belief that a broad coalition of people, working together, can propel human progress to help create a more sustainable and dignified future for all. This vision aligns with the UAE’s wider sustainability, diversification, and growth goals. Driven by innovation, Expo City Dubai’s business ecosystem will bring together global talents to embrace technology and digital advances.

Expo City – Expo Valley

Expo City retains 80 per cent of the infrastructure from the World Expo – which means that the next architectural marvel is never far away. Take a stroll through the fully pedestrianized city and you’ll see the falcon-inspired UAE Pavilion, the iconic Al Wasl Plaza, Alif – The Mobility Pavilion, Terra – The Sustainability Pavilion, the Garden in the Sky rotating observation tower, the Surreal water feature and so much more. Expo City Dubai is also home to the world-class Dubai Exhibition Centre, a go-to destination for international events such as the Emirates Climate Conference with the UNFCCC (COP28). This commitment to sustainability is embedded throughout the city, with solar panels and smart metering systems installed in all permanent buildings, each of which is certified by the prestigious LEED (Leadership in Energy and Environmental Design) program to ensure the highest environmental standards.

The 5G-connected city is also set to become a global business hub. International companies such as DP World, Siemens Energy, Siemens Industrial and Terminus are establishing a permanent presence in its dynamic freezone, as are a host of start-ups and small businesses. And if you’re simply looking to relax and enjoy yourself, Expo City Dubai is the ideal place to be. Hop off at the city’s dedicated Dubai Metro station and you’ll find yourself in the heart of the community with a plethora of leisure facilities, event venues, dining options, exercise grounds, retail outlets, green spaces and more. In the following article we will take a closer look at the key features of the sustainable Expo City project.

Expo City Dubai is a blueprint for eco-conscious urban planning, on a journey to net-zero. This clean and green city has 45,000 sqm of parks and gardens, its districts are fully pedestrianized (improving both safety and air quality). Sustainability is at the heart of Expo City Dubai’s infrastructure. Waste has been minimized by retaining 80% of Expo 2020-built structures, and more than 120 buildings are LEED certified. For anyone seeking a fresh perspective on our planet, and the urgent need to preserve it, a visit to Terra – The Sustainability Pavilion is a must. The structure is LEED platinum certified, as it operates at the highest possible environmental standards. State-of-the-art sustainability can also be found across all other buildings, which have solar panels installed as well as smart metering and sensors to monitor energy consumption and efficiency of power, light, water, and climate conditioning systems. Through these initiatives, Expo City Dubai targets a minimum 20 per cent reduction in energy demand in comparison to international standards.

Expo City Dubai has an array of retail and leisure options to discover for visitors and residents, which will also boast its own shopping mall for all kinds of wants and needs. The various restaurants at Expo City will offer a vast variety of cuisines from street food to the finest global cuisines.

Be it the many bike tracks totaling 10 km or jogging tracks of 5 km, this together with 45,000 sqm of parks and gardens and fully connected pedestrian walkways throughout the city are creating a very eco-friendly atmosphere and supports the wellbeing of its residents.

Another side of Expo City that helps it stand out from the vast majority of recently launched developments in Dubai are the Attractions which previously formed part of the World Expo 2020 and became an integral part of the Expo City. One such attraction are the various Playgrounds.


Little ones visiting Expo City Dubai will have a world of extraordinary possibilities waiting for them across three unique playgrounds. At Latifa’s playground, children can learn about the planets and the universe. Young visitors can also explore the seas at Rashid’s playground, where they can have fun on whale slides, ocean liners and sharks on springs. Here, kids can also roam around the 3D maze, modelled after the majestic humpback whale. The Adventurous Octopus playground, located outside of Terra – The Sustainability Pavilion, invites children to discover a series of exciting climbing routes up to the top of a 6.2-metre-tall structure, and roam through a mysterious maze filled with clouds of ink!

Another attraction is Al Wasl Plaza which is named after the Arabic word for ‘connection’. This iconic structure was the beating heart of Expo 2020 Dubai. Highlights during the six-month celebration included the opening and closing ceremonies, a sit-down chat with Cristiano Ronaldo and an incredible live concert by Coldplay. There will be plenty more epic moments to savour at Al Wasl Plaza, as it continues to bring people of all backgrounds together at Expo City Dubai. Its massive steel trellis dome, measuring 67.5 metres tall, acts as a 360-degree projection surface that you can view from both inside and outside – a mesmerizing experience for anyone lucky enough to witness it.

Further attractions are the “Stories of Nations”, “Expo 2020 Dubai Museum”, “Women’s Pavilion”, “Garden in the Sky”, “Vision Pavilion”, “Alif – The Mobility Pavilion”, and “Terra – The Sustainability Pavilion”. I want to especially highlight here Taqa Island which is located in Terra and offers Expo City Dubai’s youngest guests the best of science, technology, art, music and sculpture. ‘Taqa’ means ‘energy’ in Arabic, and kids will step into a vibrant and fun-filled island that reacts to their every move, invigorating young hearts and minds through problem-solving and collaboration to keep all the inhabitants of our shared planet healthy and happy.
